Why EPC & Construction Firms Are Unusually Demanding Cabling Clients — And Why That's Exactly Right

An EPC firm's entire value proposition is that they deliver what they promise — on spec, documented, and accountable. Their clients scrutinise BOQs, inspect materials, and review as-built drawings against the original design. When an EPC firm applies the same standard to their own office infrastructure, they notice things that a typical office occupant would never catch: a cable not labelled at both ends, a conduit run that cuts a corner, a Fluke report that shows a marginal pass. These firms know what good construction looks like, because they build it for a living.

The Challenge — FRLS Conduit, Multi-Core Cable, and No Shortcuts

The Turnq office structured cabling scope had four specific requirements that separate a professional installation from a standard office cabling job:

  • FRLS-rated conduit mandatory throughout — not standard PVC: Flame Retardant Low Smoke PVC conduit was specified for all cable pathways. FRLS conduit reduces toxic smoke emission under fire conditions — a specification that commercial building regulations increasingly require and that EPC firms typically mandate in their own fitout projects. Standard PVC was not an option. Layerix supplied 32mm and 25mm rigid FRLS conduit for main and branch runs, and 25mm flexible FRLS conduit at every dropping place.
  • Multi-core copper cable — separate routing from Cat6 data: The access control system required 200m of 8-core 0.75 sq.mm unarmoured copper cable and 80m of 4-core 0.75 sq.mm unarmoured copper cable, both routed through the existing 25mm PVC conduit. EMI separation from Cat6 data runs needed to be planned at the conduit routing stage — not improvised after the cables were pulled.
  • CommScope components end-to-end — no substitutions: The BOQ specified CommScope Cat6 cable, CommScope Cat6 IO ports with single face plates, and CommScope 24-port loaded patch panels. When CommScope is specified, CommScope is installed. Not a white-label alternative with a CommScope sticker. The channel test report from the Fluke DSX covers the entire link from IO port to patch panel — and that result is only valid if the passive components are genuine CommScope throughout.
  • Fluke DSX certification on every link — test report delivered: An EPC firm knows what a test report looks like. Every link tested to TIA-568 specification: insertion loss, NEXT, return loss, and propagation delay per port. Pass/fail result per run. Delivered as a PDF at handover.

Layerix designed the cable routes before pulling a single metre, confirmed FRLS conduit types per zone, planned multi-core cable routing away from data runs, and produced as-built documentation that matched the installed infrastructure — not the original floor plan assumption.

The Scope — 1,350m of CommScope Cat6, FRLS Conduit Throughout, Fluke-Tested

Ten BOQ line items. One Layerix team. Every item installed, terminated, tested, and documented by the same in-house certified engineers.

1,350 metres of CommScope Cat6 UTP cable — the horizontal structured cabling backbone for Turnq's office. Terminated to T568B wiring standard at CommScope IO ports and 24-port patch panels. CommScope Cat6 at this volume: 1Gbps to every desktop, 10GBase-T capable at shorter runs, and a 15-year rated lifespan when installed to TIA-568 specification. Fluke DSX CableAnalyzer certified on every single port.

CommScope CAT6 IO ports with single face plates installed at each data outlet position. The IO port (integrated outlet) approach gives a cleaner, flush faceplate finish than a keystone-in-separate-plate setup — the right choice for a professional EPC office where finish quality is noticed. Each IO port labelled with the port number matching the patch panel port schedule.

Two CommScope Cat6 24-port loaded patch panels fully terminated in the Netrack 6U rack — all 1,350m of cable runs landed, dressed, and labelled. Port schedule produced at termination: every port number maps to a physical outlet location. The document that makes any future add/move/change possible without a site resurvey.

Netrack 6U wall-mount rack installed at the main distribution point — housing the two CommScope patch panels, active switching equipment, and cable management. Rack position selected in the site survey to minimise cable run lengths. Cable management fitted before the first patch cord was dressed.

10m of 32mm dia 2mm-thick FRLS rigid PVC conduit (backbone pathway), 85m of 25mm dia 2mm-thick FRLS rigid PVC conduit (branch runs), and 20m of 25mm dia FRLS flexible conduit at all dropping places. All FRLS-rated — Flame Retardant Low Smoke — with full accessories (bends, tees, junction boxes). The building spec required FRLS throughout. Layerix delivered FRLS throughout.

200m of 8CX0.75 sq.mm and 80m of 4CX0.75 sq.mm unarmoured copper cable pulled through the existing 25mm PVC conduit — the low-voltage control cable backbone for access control hardware. Routed on separate conduit paths from Cat6 data runs to avoid EMI coupling. Conductors sized at 0.75 or 1 sq.mm per site conditions.

Three Phases — Conduit First, Cable Second, Certify Third

The sequence Layerix follows on every structured cabling installation is non-negotiable: design the route, install the conduit, pull the cable, terminate, then Fluke-test. Not the other way around. For Turnq, this meant FRLS conduit in before a single metre of Cat6 was pulled — and multi-core copper cable routes planned away from data runs before installation began.

Layerix engineers walked the Turnq office, mapped every cable route, and drew the conduit plan before a single metre of conduit was cut. The 32mm FRLS rigid backbone run was identified, branch runs to outlet positions were mapped to 25mm rigid, and every dropping place where the rigid conduit transitions to the wall outlet was flagged for flexible FRLS conduit. The multi-core copper cable routes were planned separately from the Cat6 data runs at this stage — not as an afterthought when the data cables were already in the conduit.

32mm FRLS Rigid Conduit — Main Backbone

10m of 32mm dia 2mm-thick FRLS rigid PVC conduit installed as the main cable backbone pathway. FRLS specification is mandatory in commercial buildings — the 'Flame Retardant Low Smoke' rating means the conduit does not emit toxic halogen gases in a fire condition the way standard PVC does.

25mm FRLS Rigid Conduit — Branch Runs

85m of 25mm dia 2mm-thick FRLS rigid PVC conduit for branch runs from the backbone to each outlet position. All bends, tees, and junction boxes included — every junction point accessible for future cable additions without breaking the conduit.

25mm FRLS Flexible Conduit — Dropping Places

20m of 25mm FRLS flexible conduit at all dropping places — where the rigid conduit run ends and the cable needs to flex down to the wall or ceiling outlet. Same FRLS rating maintained through every transition point.

8-Core & 4-Core Copper Cable — Separate Route

200m of 8CX0.75 and 80m of 4CX0.75 unarmoured copper cable pulled through the existing 25mm PVC conduit for the access control circuit backbone — routed on separate conduit pathways from the CommScope Cat6 data runs to prevent EMI coupling between data and control wiring.

With FRLS conduit commissioned and multi-core copper cable pulled, 1,350 metres of CommScope Cat6 UTP cable was pulled through the conduit network — each run numbered at both ends with heat-shrink labels before termination. The CommScope Cat6 IO port terminations at each outlet were done to T568B standard with consistent pair untwist length and jacket strip depth. Cat6 cabling installation quality is determined at termination — a correctly specified cable with a poorly terminated connector gives a marginal or failed Fluke result. Every IO port was terminated, covered with the CommScope single face plate, and labelled before the installation team moved to the next outlet.

CommScope Cat6 UTP cable pulled through the FRLS PVC conduit network to every drop point — IO port positions and patch panel termination points. Every run numbered at both ends before any termination begins. The numbering that makes the port schedule accurate and makes future troubleshooting take minutes rather than hours.

Phase 3Netrack Rack Build, Patch Panel Termination & Fluke DSX Certification

The final phase built the Netrack 6U wall-mount rack, terminated both CommScope 24-port loaded patch panels with all incoming cable runs, and then ran the full Fluke DSX CableAnalyzer certification — every Cat6 link tested to TIA-568 specification. Netrack 6U Rack — Cable Management Before Patch Cords

Netrack 6U wall-mount rack assembled and mounted — rack level and anchor points verified, all cage nuts fitted before patch panels were installed. Full Fluke DSX CableAnalyzer run on every Cat6 cable link — insertion loss, NEXT, PS-NEXT, ACR-F, return loss, and propagation delay tested per port against TIA-568 limits. Pass/Fail report generated per run. The test reports go into the handover pack alongside the as-built drawing, port schedule, and rack layout documentation.

Professional Labelling & As-Built Handover Pack

Every cable labelled at both IO port and patch panel end with a consistent scheme. As-built documentation delivered: cabling layout drawing with conduit routes and outlet positions, port schedule, Fluke DSX test report per link, rack photo. The documentation that makes the infrastructure serviceable by any engineer, on any future date.
